We Diagnose Before We Price
A chimney has a top, a middle, and a bottom, and water entering at the top produces symptoms at the bottom. That one fact explains most of the bad experiences homeowners have with chimney companies.
Quoting a repair off a photograph or a phone description means guessing at which of four or five possible causes is the real one. Sometimes that guess is expensive and wrong, and you pay to fix something that was never the problem.
So we look at the whole system first, find the actual failure, photograph it, show you, and price the repair from there. If the honest answer is that you need a two hundred dollar seal rather than a five thousand dollar rebuild, that is what the estimate will say.
Things We Will Tell You That Cost Us Work
Chimney swifts are protected under the federal Migratory Bird Treaty Act. If they are nesting in your chimney during the summer, removing that nest is illegal, and no permit exists that changes it. The correct answer is to wait a few weeks, then clean and cap the flue. We tell people this constantly, and it costs us the job every time.
Most hardware-store waterproofing sealers trap moisture inside your masonry, and the first hard freeze blows the face off the brick from the inside. A sealed chimney can deteriorate faster than an unsealed one. We use vapor-permeable products and we will explain the difference before you buy anything.
If your factory-built fireplace needs refractory panels and the manufacturer has discontinued them, the honest answer is that the assembly needs replacing rather than repairing. Fitting a generic panel voids the listing and the insurance position that comes with it. We will not do it, even when asked.
